Kaufman County Market Report for 11/1/2010 - 11/30/2010
This month's market report does show some improvement over last month (October 2010) Sold Listings are up by 4.61% to 68 homes sold; last month, there were 54 homes sold. So we do have some movement. But when comparing Nov 2010 to Nov 2009, the number of home sold for the same period was down by -12.82% from last year, but that is not as bad as last month's comparison of October 2009 to October 2010, that had a -54% decrease. Another interesting fact, is that since we are approaching the Holidays, I noticed that there were less new listings on the market from last month, down by -9.93%. This holds to the adage that sellers, usually are apprehensive about listing their homes during the holiday season. I have to beg to differ with that adage for several reasons: 1) The holidays are a great time to list because of less competition, 2) The buyers that are looking during the holiday season are serious buyers, 3) Your home is well clean and prepared because of the holidays, so it is in show ready condition. So get those home on the market during the holiday season, you won't be disappointed.
The average number of days on the market for November 2010 was 102 days. This is a valid number considering the time of the year. So we're looking on the market about 21.78% longer than we were last month. The list to sale ratio for November 2010 was 93.96%, but last year it was a sale ratio of 96.86%, so we are down this year by -2.99%.
