TEMPLE-BELTON MLS 2010 LAND MARKET REPORT
There was approximately 44.7% more land transactions in 2010 than in 2009, as found in the Temple-Belton MLS system (TBBOR), which primarily only covers the eastern half of Bell County. The total sales volume was up from $12,783,266 in 2009, to $19,673,037 in 2010, almost a 53.9% increase. Also, it is important to remember that there are many land transactions not included in the MLS statistics, by Farm & Ranch Brokers, and Commercial/Industrial Brokers.
ACTIVE LAND LISTINGS
There are 401 land listings in TBBOR MLS with a listing price range of $3,500 to $3,925,000 with an average listing price of $139,919 and a median listing price of $55,000. The Days On Market (DOM) range from 27 to 376 with an average DOM of 218 and a median DOM of 205 days.
UNDER CONTRACT LAND LISTINGS
There are 48 land listings under contract in TBBOR MLS with a listing price range of $26,250 to $438,809. The average listing price is $49,901 and the median listing price is $30,087. The DOM ranges from 29 to 669 with an average DOM of 133 days and a median DOM of 106 days.
SOLD LAND LISTINGS
In 2010 there were 165 land listings that SOLD utilizing the Temple-Belton MLS system, with a listing price range of $3,500 to $3,995,000 with an average listing price of $143,756 and a median listing price of $50,000. The sold prices ranged from $2,500 to $2,071,186 with an average sales price of $119,230 and a median sales price of $47,900. The DOM ranged from 7 days to 1,535 days with an average DOM of 198 days and a median DOM of 132 days.
