So the time to "move" is now and "move" fast! Do your homework, establish your list of priorities.
But remember if you need to buy quickly, you may have to compromise on some things, so make sure your list has your definite can't live without items.
Now is the time to start shopping online. And of course we think the very best place to start would be on The Boehm Team Search Properties Page but other great sources could be Realtor.com, Trulia or Zillow. Also take some time to check out the neighborhoods by going to a website that will give you information on what is available in the areas you might be looking. Google the town or the neighborhood and see what pops up. Call the local Chamber of Commerce and ask them to send you a relocation packet. Checking out the Chamber sites is another great place to find information about the area you are searching.
After you have gotten an idea of where you want to be and what type of home you will need, now is the time to pick out your realtor and have her/him put you on a personal search from the MLS so that you can narrow down the homes that you will have to physically go through. Take advantage of the numerous pictures and virtual tours that most MLS now offer to weed out those homes that don't make the cut.
You've picked your realtor, you've picked the homes you want to see, and hopfully you remembered to get
pre-approved. Pre-approval on a loan these days is a must. A must so that you do not get your hopes up for a home you can not afford and because most sellers these days feel it shows you are really serious about your offer.
"Motivated Sellers" will be your friend in the crunch time of finding a home quickly. Have your realtor to help you look for homes that have been recently reduced in price, homes below the market price in the area, vacant homes, or listing that have been sitting for 6 months or more. The sellers sometimes are ready to sell and will look at all reasonable offers.
