What's HOT in The Woodlands, Texas???

Many sellers wait until March or April to put their home with a pool on the market. That would certainly be a mistake this year! Anyone that is even thinking about selling their nice custom home with a pool in The Woodlands should call me - or the agent of their choice - and get that house on the market right now.

With corporations transferring in executives, often this type of home is selling in less than a week. The buyers are coming in every price range and from all over the world. It is obvious that the national news does not apply to our housing market.

I have worked with four buyers since the first of the year and all of them have experienced the home they preferred going under contract before they had a chance to write an offer. It is a type of market I have not experienced since the 1970's.

Thank goodness we have computer generated systems for watching the market. The system is primarily for us to set up buyers automatic notification of properties as the enter the market. It is called a "Client Gateway" and I usually have more than 50 buyers watching some portion of the market for their needs.

Right now, I have set up a Client Gateway for myself. I have two buyers wanting to purchase a home with a pool and they are selling so quickly, I want to know the day they come on the market. The buyer from Florida said they can fly in any day if I find something that fits them. The buyer from the Tyler, Texas area is already working here...and would love to find a way to get his familly moved into the "right" home.

So...if you own a home with a pool - or you have a friend that does - consider selling it now.
