I like to keep an eye on what's happening in the Austin-San Marcos residential sales market in general, but as I live in the Kyle, Buda area I am frequently asked, "What's happening in our area." To answer this question most easily I use what we call our "Hotsheet". This allows me to go into the entire Austin MLS system and see a 'snapshot' if you will of what has happened in the past two weeks in our MLS area.
For the purpose of this quick look at activity I focused on the MLS area of HH.
There were 42 homes that went "Pending" in HH area this past two weeks. This means they went under contract but have not yet closed. (Keep in mind that last years statistics showed almost 25% of those homes that went under contract did not actually close the deal. Things like buyer could not get financing, or home inspection problems, usually top the list of why a deal may fall out of escrow.) This should be somewhat encouraging for you sellers as there are some buyers out there as homes going under contract. Most likely as I tell my sellers, the homes are well priced and "WELL STAGED". I can not emphasize the importance of a well staged home. It is so important to me that I will help my clients get their home staged. (Check out my list called "Staging to Sell" to get some quick ideas of things to do to help your house show its' best.)
Well, back to the market...You'll see the competition for the buyers is getting tough, 56 of the homes on the market had price changes these past two weeks (11%). They may be looking ahead knowing that the slower selling months are looming out there just around the corner. They obviously are hoping to entice a few more buyers to head their way and take a look.
You can see also that 89 homes were newly listed in the first two weeks of August. So for those out there looking for a home and haven't found just the right one, this may be encouraging to you.
For those of you keeping an eye on a particular city South of Austin, here are the homes currently on the market broken down by city. (I should point out that I only included homes up to $1million. For anyone that thinks we don't have a few of those in our area, think again. But for the purposes of averages putting down a $6million estate currently on the market in Wimberley or one of the million dollar homes in Driftwood for example, really can scew the figures so I do my blog data only up to a million.
