As we enter into 2012 with enthusiasm that this is going to be the best year ever, it's always nice to go back and not only look at the current Schertz Texas Real Estate Market to see how we are doing, but to go and check out how the market held up throughout the year. This not only gives us an idea just how stablethe market was, but perhaps gives us an idea of where the market is heading. With the national media foretelling doom and gloom reports on real estate, it's always helpful to know that Real Estate is highly localized and what may be going on in one State or area may not hold true for this area.
The current Schertz Texas market shows that there are 129 Schertz Texas homes for sale with an average list (sale) price of $189,939 with an average square foot over a little over 2300. The current days on market is 143. There are 3 pending sales and 4 homes that expired. In December 2011, there were a total of 15 homes that Sold successfully in Schertz Texas. The median list price for sold homes in that month was $209,225 and the median sold price was $204,000. This gives a list price to sell price percentage of 99.7%. I give you the percentage to let you know that the majority of homes that sold in Schertz were listed right at market value. This tells you that although it may be a buyers market, homes don't generally sell way below market value and that sellers are serious about listing at a correct price to give buyers value for their money.
Now for a look back in the past. For your information on how the Schertz Texas Real Estate marketperformed for the past year, I have provided comparison charts for not only 2011 but of 2010 by month so that you can get a visual on how the market did overall. First we start with the number of sold homes in Schertz for the past year. In 2011 (purple), the market follows a typical trend, less homes selling in the winter months and big spikes in the spring and summer months. Nothing really new there, although one must note that homes in Schertz and around the San Antonio Texas area still sell in the winter months, so if you need to sell, no worries.

The comparison to 2010 also doesn't show anything remarkable. There were a few months in 2010 that the number of sold homes beat out 2011 with a marked difference in December. This could be the result of fears about the economy and of the Real Estate market in general. Although this is not surprising, it lets me know that I need to inform you a bit better about the Real Estate in our market a bit better so that I and other Real Estate professionals allay your fears a bit better. As you will further see, National Reports about Real Estate downfall doesn't truly apply to the Schertz Texas Real Estate Market. Now, let's move on to the sold prices of homes in Schertz. Have we experienced the market crash here in Schertz in the past few years. In my opinion and with the comparison between the market in 2010 to 2011, I would say no. If you look closely, in March, April, May and August of 2010 Sold prices show a slight increase over values in 2011 with the biggest increase showing in August. However, if you notice February, June, November and December of 2011 show sale price increases over 2010 with both November and December showing a major increase. When you look at the chart as a whole, it is relatively consistent across the board.

So what does this all mean for the Schertz Texas Real Estate Market? It means that our market is healthy and is relatively stable. Again, real estate is highly local and although National media can be listened to, you should consult a Schertz Texas Real Estate Professional to give you specific information about your area.
