Cedar City Subdivsions...Sunset Canyon Estates and the Villas at Sunset Canyon Market Update..

This entry I am actually going to do 2 subdivisions in the Cedar City Real Estate Market. These two subdivisions were built and marketed at the same time. The subdivision and its sister subdivision are Sunset Canyon Estates and the Villas at Sunset Canyon Estates. This is a newer development built 2005.

Sunset Canyon Estates is a subdivision that is built for the move up market. These are mostly custom homes built on .25 acre and larger lots. They really are nicer homes. There are still new homes being built in Sunset Canyon Estate.

The Villas is a PUD of starter type homes, they are on .17 of an acre and are priced in the $199K. The other part of the development has move up to executive style homes. They are on .25 acre lots, (some home owners have purchased two lots to have a larger lot) They are priced from $200K up to over $400K.

Market Update 1/29/2012: There are currently 3 homes listed for sale in the Multiple Listing Service in Sunset Canyon Estates. They are listed from $215,000 to $271,000. In the past 12 months there have been 3 homes sell. They ranged in price from $228,000 to $260,000.

The Villas at Sunset Canyon currently has no homes listed for sale in the Multiple Listing Service. In the past 12 months 2 homes have sold. They sold at $158,000 and $179,999. There are currently 14 lots listed for sale in this development. They range in price from $21,000 to $59,000.
