After meeting with the onsite salesperson at Sun Crest West in Ivins, Utah, I was curious to look up stats in the community. I pulled up Active Listings and found 3 resale properties for sale:
- $185,000 / 1,824 sq ft / built in 2008 / 3 bedroom / 2 bath / 2 car garage
- $264,500 / 2,586 sq ft / built in 2011 / 3 bedroom / 3 bath / 3 car garage
- $264,900 / 2,137 sq ft / built in 2010 / 4 bedroom / 2.75 bath / 3 car garage
In the last 365 days February 7, 2011 - February 7, 2012, there were 5 properties that were SOLD:
- $187,002 / 1,210 sq ft / built in 2011 / 3 bedroom / 2 bath / 2 car garage / SOLD - $157 sq ft
- $204,479 / 1,210 sq ft / built in 2011 / 3 bedroom / 2 bath / 2 car garage / SOLD - $168 sq ft
- $227,559 / 2,012 sq ft / built in 2011 / 4 bedroom / 2 bath / 3 car garage / SOLD - $123 sq ft
- $258,090 / 2,012 sq ft / built in 2011 / 4 bedroom / 2 bath / 3 car garage / SOLD - $128 sq ft
- $273,172 / 2,586 sq ft / built in 2011 / 4 bedroom / 3 bath / 3 car garage / SOLD - $105 sq ft
Property prices in Sun Crest West varied greatly per square footage from the low $100s to the $170s in 2011. They were all new builds. He mentioned there were several lots under contract, one that was just SOLD 10 minutes before our arrival. I did not find anything in the MLS to reflect SALES for 2012, but perhaps they have not input the information yet.
Sun Crest West is a development of 75 lots in
Ivins, Utah that sits just below the majestic Red Rock Bluffs. While most lots are built out, there are several that are under constuction at this time and should ready by the middle of February to first of March.
There are 11 standard floor plans that start at 1,105 square feet and go up to 2,586 square feet, wide lots offer RV parking, concrete skirting and rain gutters all around.
