This is more of a reflection of the struggling state of the housing economy nationally than it is of the stellar appreciating Logan Utah Real Estate market. Houses in Logan appreciated a little over six percent from the first quarter of 2007 to the first quarter of 2008. In the last five years, Logan home prices have appreciated nearly thirty three percent, which is a fairly gradual and healthy rate of appreciation. As a state, Utah ranked second among the states for one-year appreciation, with an increase of 5.58 percent.
Also in Utah, the Provo-Orem, ranked 6th nationally with 6.76 percent appreciation and the Ogden Weber metro ranked 9th with a 6.64 percent gain. Salt Lake City came in at No. 22 in the nation with a 5.39 percent increase and the Saint George area had a decline of 3.65 percent giving it a ranking of 235th nationally.

Adam you might be right. Home prices might not have actually increased anywhere in the nation, but the average "sold price" has increased in several areas including Cache County Real Estate, Ogden Utah Homes, SLC Homes, and Homes in the Provo Area. Each individual house may not have actually appreciated as there are far more high end homes on the market than affordable homes. Because a few of these high end homes are actually selling, it is bumping up the average sold price in areas like, Cache County, Ogden, Salt Lake, and Provo.
