More Numbers...................

I was looking at the last three full months of sold homes and noticed some interesting trends in Iron County. I am only using the sold homes from June, July and August.

Some of the things that I noticed is that sales stayed fairly consistent. We were in the ballpark each month with the number of units sold. August, as I have mentioned in an earlier statistical post, was a great month for the higher priced home sales. Our average days on market seem to be going up, but they were skewed by the $1.3 million dollar home that was on the market for nearly 4 years.

It is also interesting that it made our average sale price rise somewhat even with the stupid $1 plus good and fair consideration that our state still allows for a reportable sales price. I guess it isn’t that stupid, we are a property tax state!

I also showed that if you can wait, even with the really high priced homes, you can get your price. It is also showing that if a house is priced well, the days on market are very small! Anyway, just some more numbers to show what our last quarter has been like here in Iron County and Cedar City.
