Nearly 700 homes are listed for sale on the MLS in Logan Utah. This is the highest number of residential homes on the market ever in Cache County Real Estate History. The valley is growing, and so naturally the number of homes for sale should be going up. The only problem is that the number of homes selling is actually declining this year. With lending issues, negative economic news and buyer pesimism, the number buyers is down. This leads to less showings per house for sale and more competition. Up to this points, housing prices in Cache County have continually risen.
Seasonally, spring is the time where the most homes listed. The largest quantity of home sales usually occur in the summer months. For Cache County, the numbers aren't alarmingly out of whack for the season, but if home sales don't substantially pick up soon, sellers are going to have to lower their prices to be more competitive in order to sell. It's basic economics. The local housing economy may continue to move along without issue, but if you really need to sell your house quickly, drop the price now.
