Marketing Plan for My Listings

When you a property with me, here is what you get.

Robert Brown's Power Listing Plan

This is an aggressive, full service marketing plan designed to get your home sold fast, for top dollar!

First 48 Hours.

•1) Enter home into MLS. This allows millions of people access to property info. This also provides info to other agents and their clients. The MLS links to dozens of other websites to increase traffic to home.

•2) Place yard sign on property. This allows for drive by traffic and neighbors to be aware that the property is for sale.

•3) Take High Quality pictures. 90% of buyers begin their search online and want instant viewing capability. I put 12 high quality pictures online at the time of the listing so that buyers can preview the home. Buyers are drawn to the homes that they remember the most. If you have multiple images of your property they will remember them and want to see more.

•4) Place Lockbox at Home: We recommend placing a lockbox at the home to allow other agents to have access to a key. This also provides a method in keeping track of who is accessing the property and when. We then can follow-up and receive feedback on what the agent and their client thought about the home. The lockbox is secure and can only be opened by a realtor with a risco key. They can be programmed to allow only select hours of operation, and keeps in memory every time the key is accessed.

•5) Place Directional Signs in neighborhood. We will place multiple directional signs to bring in buyers who are searching in the neighborhood or just driving by. Most buyers will spend the day driving around and checking out different areas they may want to live in. Our directional signs will catch their attention and allow them to find your home. Some cities do not allow directional signs.

•6) Schedule Home Tour for Realtors. Home tours in Cache Valley run every Tuesday. One week it covers the south end of the Valley and the next week the North End. The Home Tour is sponsored by the Cache Rich Board of Realtors and allows Realtors to preview many homes in a small amount of time. Your home will be open for 1 to 1 ½ hours with your agent present to answer any questions the realtors might have. This also provides a good chance to have your home in "show condition".

•7) Get copies of keys to home. We will need one key to leave in the Key box and one for our office. If you can only provide one key that is fine we will make a copy.

•8) Order Title Work. We will start the title company's process on your home. They will need to know where we are in the process and our time line. The title company provides the title insurance and accounts for all of the funds involved in the process. They will order pay-offs if you have any loans against the property. They will also search for any other liens or judgments that may be affecting the property.

•9) Enter home on www.LiveinLogan.com Website. This is our local website showcasing our inventory. We have thousands of hits a month and generate hundreds of leads. We can place additional pictures, set up showings, answer questions, and provide community information for potential buyers and sellers.

•10) Place home on www.ksl.com and www.craigslist.com These are two additional local websites that attract home buyers. Your home will be updated once a week on both websites.

•11) Make Flyers for sign box. Your yard sign will have attached to it a flyer box. We will provide full color flyers for people to grab as they drive or walk by your home. We will provide as much information as possible on flyer to generate a call.

•12) Make Just Listed / Open House Postcards. We will also make up the postcards to send to at least 150 homes around yours to let people know your home is listed. Your neighbors may have friends or family that they would love to have live by them.

•13) Notify current buyers of new listing. We will send all of our current clients the info on your home. We pride ourselves in selling our own inventory. We always have many buyers who have seen what is out there and are just waiting for the right home to come on the market.

Next 48 Hours

14) Mail Just Listed / Open House Postcards. It takes a few days to get the mailing list together, the post cards will go out within 4 days of taking the listing. We will use this list to advertise the open house and any price changes. I will also mail out postcards when the property sells to help provide my future business.

15) E-Mail other agents in office. We will send an e-mail to all agents in our

office and database. This will place your home in front of hundreds of agents and indirectly their clients. We are continuously networking with other agents about our inventory.

•16) Order Home warranty. It is very likely that you will be asked by your buyer to purchase a home warranty. About 80% of the time this is the case. You can place one on your home at the time of listing. This will be in effect during your listing and then continue for 1 year for the new owner. A home warranty covers items like; the furnace, water heater, roof, major appliances, central air, plumbing, electrical. This gives the buyer a sense of comfort because they don't know the history of the home and can be assured these items will be covered for the first year with the option to add additional time. As a seller you are covered during the listing period. We can also use this in our advertising. Home Warranty Included.

17) Place ad in local newspaper. Newspaper advertising can be expensive, any of you who tried For Sale By Owner know this. Depending on the terms of your listing we will place an ad for you. Many people look in the classifieds for real estate, so this is another good place get exposure, but our main focus will be internet based.

18) Prepare Buyer Packet for inside of home. After a long day of looking at property it is hard for the buyer remember what they have seen. We will prepare a packet for them to take with them. It will contain the MLS sheet with all of the stats on the home, Utility information, Community information, Sellers Disclosures, Plat map, etc.

19) Hold an Open House to the Public. Open houses are another good way to encourage the general public that may be interested to come by and look at the home. Sometimes before a buyer is very serious they will just browse and look at the open houses on a Saturday and find exactly what they are looking for.

Throughout Listing Period:

•- Maintain weekly contact with seller's to provide feedback, showing suggestions, encouragement and updates.

•- Follow-up on all showings to find out what the buyers thought of the home, price, neighborhood, and how it compares to other homes they have been looking at.

•- Keep flyers in flyer box on sign.

•- Keep listing current on KSL, Craigslist, and other websites.

•- Always network with other agents about property to keep it top of mind.

•- Bring my own buyers to property.

•- Do weekly analysis on price. Check out stats on solds, under contracts, expireds, and new listings. Make pricing suggestions to seller.

•- Include property in office advertising, Newspaper Insert, internet, etc.

•- Maintain communication with you about showing dates, and times.

•- Once we get an offer I will be there to handle the negotiations, properly fill out contracts, resolve concerns, and do everything in my power to close the transaction smooth and on time.
