The Views at Clarendon is going full speed ahead, workers were out working even on a Saturday to get this project completed. The Views at Clarendon has met with lawsuits and other attempts to not allow the project to move forward, but a judge ruling in December 2010, put an end to the stalling of the project and since the new year has started the project has been moving forward. The Views at Clarendon is planned to offer 70 affordable housing units, 46 market rate apartments ranging from studios to 3BR units, while offering 120 underground parking spots while being in the same space as the First Baptist Church of Clarendon. 
Clarendon is a growing area of Arlington County, due in part to its popular location, close to DC and along a metro, and the diverse mix of restaurants, stores, bars the area has to offer. One new apartment building just opened in January 2011 for rent, one is currently under construction as well as other condo and apartment buildings built in the last five years. The market has a high demand for condos and apartments. I searched this morning for what is available at the two newest apartment buildings and at Lyon Place no Studios, 1BR units were available. The only thing available was 2BR/2BA units ranging in price from $3072 (999 SF) to $3615 (1274 SF). At ZoZo Flats, there was nothing available or coming available at least through the summer.
Over the last 6 months, there have been 35 condo listings, 8 that are currently active, prices ranging from $415,000 (1BR) to $610,000 (2BR); 9 that are under contract or have a kick-out, prices ranging from $349,000 (1BR) to $810,000 (2BR/3BA); and 18 units have sold in the last six months. The prices have ranged from $270,750 (1BR) to $639,000 (2BR). The units at the lower end of the price range have been moving fairly quickly, many times in less than two weeks there is a contract on the listing. These go to show the great demand and popularity for the area. By building the Views at Clarendon, it should be interesting to see if there is any change in the market be it to the condos or apartments after the completion of the Views.
