Is fall a good time to sell your North Arlington home?

You might think that spring is the BEST time to sell your North Arlington home, and that is true, but if spring passed you by and you'd like to sell your North Arlington home in 2011, there is still time.    There is a huge market of buyers that do not go by the school calendars, and often have to purchase in September and October.  It's a small window of opportunity, because November and December are not usually good times to sell your North Arlington home, as you will see by the following graph.  For the past two years, there have been a spike in closings in December.  Those are homes that closed that were listed in September and October.   There are more May, June and July closings,  but they are not that far ahead of December.  

 You will see also that there is a dip in homes closed in January/February, that's because November and December are not ideal times to sell.  People are busy, weather is bad and homes don't look their best. That is not to say it can't be done, but a seller has to bring their A game to sell during these times (read price competitively, not aggressively).
