Here are statistics from the September home sales in Arlington, Va as reported through the multiple listing systems (for sale by owner and other transactions not noted in the MLS will not show up in these reports).

I don't think there were any real suprises here. As home prices have crept up (both median and Average) we have seen a corresponding downturn in total closed sales and an increase in the days on market. If you were going to try to understand what is happening here you could speculate that as the market improves ever so slowly sellers are getting more feisty about holding the line on prices and buyers are staying stubborn about not buying homes priced over last years comps. I don't have statistics yet but I've had a sense in October that more buyers and sellers are reaching concensus. Sellers want to sell and buyers are deciding if they really want "that" house they will need to pay a little more then they would have a year or two ago. And, with the lower interest rates, their monthly costs may even be less.
