Charlottesville VA Real Estate Market Report - June 2009

This Charlottesville Virginia Real Estate Market Report will focus on the sales of single family detached homes during June 2009.

46 Charlottesville homes sold this June. The average sale price was $299,058. The homes had been liste for an average price of $310,954 and the median was $259,250. They were on the market for an average of 100 days.

In May of 2009, 24 homes sold in Charlottesville for an average price of $386,479. The homes had been listed for an average price of $410,834 with a median of $286,000. They were on the market for an average of 105 days.

20 Charlottesville homes had contracts that closed in April. The average sale price was $245,996 with an average list price of $263,255 and a median of $233,000. The average DOM was 151.

To see how 2009 is comparing with the 2008 Charlottesville Virginia real estate market we will look at the year to date figures. In 2008 srom 1/1/2008-6/31/2008, 201 homes sold in Charlottesville, VA, but during the same time frame in 2009 only 124 Charlottesville homes sold. This represents a -38.3% drop in home sales.

As of today 7/11/2009 there are 201 Charlottesville VA homes for sale. The average list price is $367,460 with a median of $310,000. They have been on the market for an average of 141 days so far.

As you can see from the graphs the greatest real estate activity as shown by the contingent and pending sales was in April and May. Those contingents and pendings closing led to the increase in closed contracts in June. This reflects the tradition of the Charlottesville real estate market seeing the most activity during the spring months.
