Charlottesville VA Condominiums Real Estate Market Report - June 2009

This Charlottesville VA condominiums real estate market report will concentrate on the condominium sales in Charlottesville and Albemarle County during June of 2009.

24 Charlottesville condos had contracts that closed in June 2009. The average sale price was $175,567. The homes were listed for an average of $188,569 and the median was $144250. They were on the market for an average of 138 days and sold for an average of 93.10% of the list price.

In May 17 condos sold in Charlottesville for an average sale price of $147,488. They had an average list price of $165,159 with a median of $123,000. The condos were on the market for an average of 80 days and sold for an average of 89.3% of the list price.

4 Charlottesville condos sold during April 2009 for an average sale price of $169,425. They were listed for an average of $176,275 and had a median of $160,000. The condos had an average DOM of 294 days and sold for 96.11% of the list price.

We will also compare the sales of Charlottesville Virginia condos for the year to date in 2008 with the sales for this year so far. In 2008 from 1/1/2008-6/30/2008, 107 condos sold in Charlottesville, however during the same time frame in 2009 only 53 condominiums sold. This represents a decline in sales of -50.5%.

Today 7/12/2009 there are 211 Charlottesville VA condominiums for sale. They are listed at an average price of $240,490 with a median of $187,500 and have been on the market for an average of 187 days so far.
