Why I am a BUYER'S AGENT!!!
(A personal NOTE to Buyers in Charlottesville Virginia)
My passion is to help Buyers in the Charlottesville Real Estate market find the perfect Home, Land, Farm or Estate. I feel there is a "Conflict of Interest" when a Real Estate Agent tries to represent both the Buyer and the Seller in a transaction.
As a Buyers Agent, your interests are foremost on my mind. There is no conflict of interest when you work with me!
I can show and help you purchase any home listed for sale (not just my listings)!!!
It is rare that an agent can represent the seller and buyer without a "conflict".
Here is what I do for my Charlottesville Real Estate client:
1. Evaluate a properties advantages and disadvantages
2. Do a full research of a properties history
3. Show you the pro's and con's of the areas in and around Charlottesville
4. Negotiate with the seller on price and terms
5. Never allow a sellers interests to interfere with yours
Note: Please remember that the "Listing Agent" works for the "Seller" of a property and must look out for their clients interests, not yours. (This includes Sales offices, New Construction and all listed homes and land)
My FEE
My FEE is paid for from the seller. The seller, when they listed their home offers a fee to a buyers agent. Often times the listing agent tries to capture both sides of the transaction (dual agency). My question is how can anyone represent the best interests of a Seller and a Buyer at the same time? (two masters so to speak) As your Buyers Agent, my fee is paid at the closing table by the seller. If you are looking on your own, searching the web or driving the area why not have my expert assistance and be fully represented in buying your home?

Charles - Great info ! I am a firm believer that every home buyer needs a buyers agent.
Just as sellers have enjoyed the benefits of having an advocate on their side, now buyers can have the same representation. Most folks don't know what they're giving up by waiving representation.
I agree. Buyer's agents are a requirement in my opinion, and I explain the differences in my First Time Home Buyer Seminars. It always amazes me that buyers will call the agent on the sign in the front yard--don't they understand that that person is working for the seller?
Nice post Charles. I don't understand why people think that they will do better with the listing agent sometimes. The listing agent is looking out for the seller period. They are required to by the agency agreement they sign. I hope more buyers see the value of our services.
HIRED! You sound like a great buyer's agent and any buyer should be lucky to have you! I hope your buyers realize how imporant it is to have someone great on their side!
I tell everyone they need representation and yet some buyers feel very comfortable not having any one on their side.

Great information Charles. I find that there are several agents that focus on one side of the transaction more so than the other. Is there any truth to the misconception that introverts are listing agents while extroverts are buyers agents?
Charles my friend I spend most of my time as an agent working with sellers but from time to time will work with buyers as well. Having a good buyers agent in your corner is certainly a wise game plan.

We work as both buyer's and seller's agents but I have to admit, working as the buyer's agent is what I personally prefer! We always work as single agents, which is also something that I take pride in!
Let me throw a wrinkle in and ask how you get paid on a listing that pays $1.00 for commissions? Not that I see them today but two years ago I did.
I would use you!! I like to work with buyers as well. Once was i a duel agent. Very tough job. I do not know if i would do it again or not.
