Debe. We have only one new home left waiting for delivery. We need some new home sales and the builders in our area have really discounted their inventory.
Lenn, one of the things I think I failed to mention in previous comments on your posts (and BTW I read most of them) is I love your insertion of the colorful maps showing the location of the area you are focusing on. I am a very visual person and when it comes to geography there is nothing better than a "color" map. Yours are the best. I see Debe above in her comments likes them too. This buyer rebate program offered should put another incentive on the table for one to get off the fence and do something. Good luck to you.

We have very little work to do on new construction. Reducing our fee is not a problem at all.
That's GREAT, Lenn! Those are some fine homes and the fact that you've sold the majority of them, even at a discount, is a sign that your market is, at least, moving! Congratulations and good luck selling that last one!
Lenn - it looks like some buyers are getting a great deal. But I bet most are acting like the deals will never end, and they just sit on the fence and watch the smart people buy them for a great price.

I've read down through the comments. It's good to see that the new home inventory is coming down. Nervous Nellies who are waiting for lower prices are likely to find themselves whipsawed by higher interest rates.

Larry B. You are absolutely right, especially in areas closer to employment centers. Those builders have no standing inventory and are still selling. The builders with the most inventory are in the outer areas but the price of gasoline has hit them.
Terry. Builders have been leading the way to good prices for over a year.
Mike. That's exactly what's happening. I show a buyer a home that has been discounted by 20% and they want to know what the builder will take.
