When my husband and I built our home last year I thought we had an amazing rate when it was in the low 4's with no points, but now Freddie Mac has announced that the average rate for a fixed rate mortgage, available in Chesterfield and Powhatan Virginia has dipped below 4% (3.94 percent!!) Of course, to qualify for this rate, you need great credit, money down on your new home and cash for closing costs. That is where many potential buyers who would like to buy a new home are having a hard time. I got a call from a buyer recently who really wanted to take advantage of the great rates, she was interested in a USDA loan which is great for rural properties and can get you a home for no money down and low closing costs. Unfortunately, her credit wasn't quite what it needed to be, BUT.....with some easy fixes, she should be ready to qualify for a loan under this amazing program, with great rates, in November.
