(above photo is a new home for one of my clients, currently being built...the views are amazing)
I love new construction. The whole process, from breaking ground to handing my clients the key at closing. Many agents do not really enjoy new construction because it can take 9 months to a year (or longer) to get to the closing table. But it is the process that I really enjoy, not the closing...
Many times a client will not find the perfect home or location when looking for Charlottesville VA real estate. So it is not uncommon for us to talk about new construction. About 50% of my current contracts are new construction and I am talking with builders and looking at land every week.
So I may ask the question, should we consider building?
The answer is often wrapped around schedule. If a client has the time, new construction may be the best option.
Let's talk!

Looks like a trend for the home inspectors here at AR. I have also done a couple of new construction inspections and several draw inspections during the past several weeks.
Hi Charles:
There's nothing like a new home!
We don't often get the opportunity to here to discuss that possibility, due to the price range.
it sure does depend on the builder!
Charles,
That's going to be one nice home when it's done; how about a series on this one?

Charles, personality have built 3 new homes. I really enjoy the whole process. In New Orleans, not seeing much new construction due to the rebuilding that has occurred from Hurricane Katrina.
It is quite exciting but at times the process seems to take so long when you are enthused about getting into your new home it seems to take for ever. Have fun with the process.
Charles I really like this house. Maybe you should write a post about either this or how if your clients can find their dream home you should recommend that they build one. Great post my friend.
Charles, I think this home is beautiful. I would absolutely love to live in a new construction and you often have a say in the stages of building and choices of color.
Charles, It looks to be a nice house. Now that is something you won't see in our area. We have not basements walk out or otherwise. Shoot we don't have any hills to put a walk out on.
