Very thorough Buyer!

Very thorough Buyer! I have a buyer client that is buying new construction. This client is very thorough and smart. We were days away from closing and having the punch list all cleared up, when unbeknown to me and the builder, the buyer took it upon himself to take the serial numbers off the HVAC units and run them by a local vendor to see what SEER they are. Being that the buyer had already received a certificate from the HVAC company (that the builder used) showed that they were 16 SEER, he was surprised that the units were less then 16 SEER. This was a huge financial difference. Would you or your buyer client check that? The units are being replaced and of course this was just an error! We all make mistakes! What a great lesson for consumers as well as agents. Be thorough, its a big deal to our clients. Yes, I wish would have been the one that thought to check!
