How Can That Home Be Selling For The Same Price It Was In 1989?

I've been helping local Prince William County Virginia home buyers and sellers for a long ( long ) time and "seriously" folks, I'm not sure your purchasing power gets any better than this. This post was inspired by an email alert I received this morning from my MLS Search System. I just saw a condo on Wasdsworth Way here in Lake Ridge Virginia where I owned and sold homes for the builder NV Homes back in 1989. I purchased one brand new in 1989 for $99,900. Today, that condo that used to sell for $219,000 a few years ago, is listed at $100,000! WOW!

You might be thinking well that home is a fluke. The real estate market is not that good. Well, I'd like to share with you that over the past month, I've helped several home buyers secure dream homes. Two that come to mind were both military veterans. Both were able to use their VA Eligiblity and did not have to put down a down payment. Both received money back at the settlement table! The way I wrote the offer and negotiated on their behalf was that the only cash out of pocket from start to finish was the home inspection fee and the actual move! That is because I was able to negotiate that the sellers pay all their closing costs.Both homes were purchased at or below appraised value. We settled another purchaser last night on a foreclosure home that appraised over $15,000 more than the contract price!

So, with historical low interest rates, low, low prices in places such as Lake Ridge, Woodbridge, Montclair, Occoquan, Dale City and Dumfries.I know you have to be saying to yourself:

"Ok what do I need to do, if I just want to "Tip Toe" into the real estate market to see just how much home I/We can afford."

If so here are some things you need to do to prepare yourself:

  • Designate some time for house hunting...you will be amazed at all your choices
  • Think about your lifestyle. What is it that you want.

Maybe a home with an in-ground pool or hot tub, or a home on acreage with room to spread out a little? A place where you can have a horse? No matter what you are dreaming of, chances are you will miss the best opportunities if you haven't started to "tip toe" back into the see what's possible.
