Local Lake Ridge Virginia Couple Learns The Hard Way The Move Up Market Is Competative!.

It was back in May 2011 that Erick Blackwelder ( my partner) was showing homes to one of clients. They had been looking for just the right home. They found several that they liked.

House #1:

This is a home they bid on, and they lost. The buyers wanted most of their closing costs paid for and another buyer did not. The buyer that won this bid offered at least $10,000 more than list and did not ask for any closing costs.

Lesson #1: put your best foot forward when making an offer on a Foreclosed Home.

House #2.

We submitted the offer on this Approved Short Sale. We offered $515,000 and asked for $15,000 in closing costs with a settlement in thirty days or less. We were outbid. The sad news in a few weeks later, the buyer with the winning bid didn't the offer either. The house was withdrawn from the market. I was told it went back to the bank. **Nice house, however it has been sitting with no power for months now.

Lesson Learned: Short Sales can be risky if you are not a flexible buyer.

House #3:

Since they loved house #2 so much, I took to see house #3. Same floor-plan however basement was finished. They liked it and made a solid offer.

$515,000 with $10,000 in closing costs. They lost again! Winning offer was $520,000 with $7000 seller paid closing costs.

Lesson Learned: Put your best foot forward no matter what. Always remember the house you see today is the house someone saw yesterday. Nice homes always sell fast and for top $.

After several attempts to get a brick front with a nice lot just outside of the Lake Ridge Virginia limits finally they had success! Take a look at the home they purchased! They closed on Monday August 15th, 2011.This home was purchased for $469,000. Erick Blackwelder negotiated closing costs to be paid by the seller. So in the end they got exactly what they wanted...it just took awhile. The great news for the buyer the house appraised for way more than the sales price! We'll hang in their if you will!
