Calling All Seller's (and Charlottesville Agents)!!! I need a House!!!

I have been combing the MLS and FSBO ads to no avail!! I have two clients that are very well qualified looking for two different homes. Both are first time homebuyers. One is looking for an updated home in the Zions Crossroads/Palmyra/Fork Union area that is under $250,000. He works in Zions Crossroads immediate vicinity and is willing to travel up to 15 miles from there.

Next client has a Great Pyranese and yes...her home purchase is centered around her dog. :) Love it! Stairs are not a large breed dog's friend, so less steps the better. She would like a walkout basement and preferably over 1 acre of land. She would like the home to be updated, but isn't afraid of work. Her price range is under $170,000. She does not like Scottsville area (driving down 20 isn't anyone's favorite these days). She works off of 29N near Hydraulic Rd.
