Fran a large percent of my loans are with first time home buyers, in fact I did a loan tonight on one. I love working with first time home buyers, and I love going to the Closing and watch their face light up when they are given the keys to the house.

Lenn: What a great post for first-timers! I have to say that one of the main factors (probably because it is out of my control!) is that these buyers have a lender who is GREAT with first time homebuyers. There are some that don't explain the loan process enough for them to even understand what is going on and I have a couple who really work with me to get these new buyers every bit of knowledge needed to feel confident and informed during the process. They can either make or break the deal sometimes! Again, fantastic post for your area!
LENN - The rebate that you offer gives homebuyers a great incentive to look at new construction, and may be the thing that helps a first-time homebuyer decide on new construction.
Adam. Thanks. That rebate is only on new construction. I sell them myself and since I don't have to pay a broker, I make a good piece of change on anything I sell, even after the rebate. You almost have to do it around here because we have brokerages that do nothing but buyer rebate sales. It's competition and has to be considered.
Debe. The financing aspect of buying a home is a big barrier for first time buyers. Not a problem. By the time we finish, my buyers know more about financing than most agents. I walk them through the entire process.

Fran. Stafford is a good buy and still commutable to DC.
Lenn - In spite of all the hoopla in the media, there are still great financing options for First Time Home Buyers. With a bit of help with closing costs from the seller, and some inventory selection for a change, first time home buyers are finding amazing opportunities. Looks like you have some great options for the DC commuters.

Funny thing. Our conventional buyers are finding money for down payments. When the 80/20 was available, they leveraged all the way. Now, they're finding money.
