Thanks Missy. I refused to sell to active duty military folks for several years because I knew that if they were reassigned, they wouldn't be able to sell their home for what they paid. I believe we're at a point now that in a 2-3 years period, they should be able to sell and not be upside down.

You are a real patriot. The military client is different from the average buyer or seller and their needs are different.
Cynthia. Indeed they are. I absolutely worship the ground they walk on. Just the mention of these men and women in uniform gives me a shudder. They sacrifice so much for so little.

Lenn- First I want to say thanks....I learned a few things about the VA loan. Now what I would like to know is about the BRAC. Is this only in your area, or is it across the US? And do you know how long it is taking to get a certificate of eligibility?
VA Loans are not embraced by the local lenders and they are great loans for the people that qualify.
My parents were finally able to own their first home in decades because of the VA loan option. great post Lenn.
Kristi. I love the military loan. It helps many military families.
Terri. Don't let that stop you. Use a major national direct lender like Chase. You could use a lender in Virginia to fund a loan in Michigan. Don't let that stop you.
David. Indeed. The VA jumbo up to $1,000,000 is fabulous. Beats any conventional out there.
Kathy. BRAC is national. There are locations in California. Google it and do some research. It's taking the loan officers that I work with about just a few days to get the Certificate of Eligibility. The VA has the system on line now and all the buyer needs is his Orders and a letter from his CO stating his status or a DD-214.
