You should be able to sell a 1200 square foot home in today’s market for $120,000. You may build two detached or attached homes. Keep in mind that building attached units will share a common wall and that should cut down on some of your construction costs. Also you should be able to negotiate a better deal with contractors to build two side by side vs. just one home. There are obviously huge savings when you build on two lots side by side. Public water and sewer are both at the street. We have zoning confirmation letters from the City of Richmond stating that each lot is buildable with a 3 foot side yard setback.
