With the news continuing to talk about foreclosures and short sales it makes sense to continue to post information on different cities and a list of the current properties available. Throughout Farifax County buyers will find a great variety of homes available to consider. Deals are beginning to emerge from among hundreds of homes available.
As a buyer before you consider buying a bank owned property you need to understand that buying a property from a bank or mortgage company is not the same process as buying directly from an owner. Buying a foreclosure takes patience and sometimes weeks of waiting for the bank representative to get back to you. Not many buyers who are looking to purchase a foreclosure as their primary residence have the patience it takes to wait it out.
If you do decide to hang in there then you need to realize that you are buying the property "as is". "As-is" means "as-is" and some don't understand the implication of what that means. As buyer you can inspect the property, many do not have utilities turned on so the inspection can't look at some of the major systems, but even if you do find a problem the third party owner of the property is not going to make repairs. In addition the usually standard of "broom clean" does not apply either. So if you find a home you like and it still has some of the previous owners belongs in it you will be responsible for cleaning them out.

Before you make the decision to buy a foreclosure property make sure you work with an agent who has experience in handling foreclosures evaluations for third parties and understands the process of making an offer and negotiating with a third party.

very good list - and it is very true... Buyers NEED to work with a REALTOR that has some experience with Bank Owned Properties. They can be challenging if you do not know/understand the process.
