Port Potomac, Woodbridge VA - Short Sale Analysis 2011
The question buyers who are interested in purchasing a short sale in Port Potomac invariably ask is
"Will they take less?"
The interactive chart below indicates clearly a REALTOR® cannot answer that question definitively. The comparison of the Sold Price to Original List Price was provided by MRIS® (Multiple Listing System).
The ratio between list price and sold price for short sales fluctuates dramatically. Perhaps the listing agent used a "leader price" and the lender would not sell the home at the list price. It may be the home was overpriced and the lender agreed to a lower price
The blue line indicates very clearly the ratio for all sale types has remained constant all year long indicating the vast majority of all sales types were competitively priced
Are these statistics valid for Port Potomac? Since the statistics above are for ALL of the homes sold throughout Woodbridge 22191 for the first nine months of 2011 it is highly unlikely there would be a major variance for Port Potomac. However, if you are planning to buy a Port Potomac home I will compile statistics for Port Potomac only and I have included a community profile for you to review.
About Port Potomac, Woodbridge VA
Port Potomac is one of the new communities being developed along the Route 1 corridor between Dale Boulevard and Route 234. It features a very damatic entry boulevard and wide streets throughout the community. The quote below was taken form the developer's Port Potomac description.
"The entrance to a community tells you much about the quality of life to be found within. Port Potomac greets you with the classic elegance of formal brick structures and manicured green lawns. The white columns and red brick of the Community Center, framed by a unique water feature are a perfect setting for one of the finest community recreational facilities you can find in Prince William."
