When the phone rang and Michael said,” Peggy, we are getting the run around and I think we need your help. We’ve wanted to buy, however we don’t have a lot of time and we don’t have a lot of money. We want to buy with a Zero Down Payment. Is that possible?
My response was of course it’s possible. Tell me your story.
“Well, we are relocating and I’ll be honest we have been wasting precious time looking around with a Realtor who we were referred to, however she is showing us homes, that I wouldn’t let my dog live in. She doesn’t know the market to well, and well she’s very timid and quiet. I need a go-getter. I need a house quickly. We were surfing the net and saw that you wrote about Quick Move in Homes and Approved Short Sales, can you tell me more? We don’t want to get involved with a short sale purchase, we hear banks homes are getting multiple offers and well, and to be frank, we don’t want to get into any bidding wars.”
So all of you who are reading this right now, know me by now. The first question I asked is, are you pre-approved for a loan? What he said next was priceless.” Peggy, I am the best case scenario for a Realtor, I have a pre-approved VA Loan, I can closes quickly and I’m motivated.” He was very confident!.
So we agreed to meet the next day. This is the interview process. They brought the pre-approval letter to show me they were ready to move ahead. They had severed the relationship with the other Realtor. What I shared with them was my experience and negotiating skills. I explained I’ve lived in the Woodbridge, Virginia area for the past twenty-five years. That means that I can also save them a lot of time. I have extensive new homes sales background where I had to shop the competition so I can look at a house from the street and know the floor plan inside. That can save you the buyer countless days in the car, if you share with me what you are looking for.
They were looking for tree lined streets, three to four bedrooms homes with garages and they didn’t want a dump. They wanted something they could be proud of. They were a young couple just starting out in the world and wanted a home that would grow with their family.

We are seeing a phenomenon right now in the market.
