The result of that call was this couple wrote a contract on September 9th, 2011. After some strong negotiations, the contract was rafified in a few days. This happened because the home they choose was was a healthy sale. A healthy sale is a Regular Owner home, that means the homeowner is not in distress, the home is not being sold by short sale or in a distress situation what so ever. That's important for you to know,if you are thinking of buying a home and you don't have much flexibility in your schedule. With a regular owner sale, we can forecast your time-line. With a short sale of foreclosure purchase a buyer must remain totally flexible. You will not be able to lock your rate, schedule you move, give notice to your landlord. So in less than forty five days, we house hunted,ratified a contract with the seller of the home below, completed all the inspections and waited for the VA Appraisal and final loan approval and today, they received the keys! What makes this story even better is this couple was used to paying $1900.00 a month for rent. Now they own a home for a total payment of $1868.00 am month!
