Bob And Cindy Buy A Home With Just 3.5% Down Payment

Their House Payments Are Cheaper Than Rent

Bob and Cindy just had a baby, and they wanted to plant roots in Woodbridge, and stop paying rent.

Their combined income is $120,000, they have one $550 car payment, and a Visa card with a low balance.

Bob and Cindy didn't need a gigantic $700,000 home for just the two of them. They had been searching homes online, and found plenty of nice homes that fit their needs, with room to grow, in the $400,000 - $450,000 price range.

So we focused on homes priced $400,000 - $450,000 in the Woodbridge area.

They used our Home Finder System to get fresh, newly listed homes sent to them by email each morning at 4 AM.

They drove by the homes they liked on paper to see if they liked the neighborhood. When they found homes that fit their wish list, in neighborhoods they liked, we set aside time to let them into those houses.

The National Association of Realtors (NAR) publishes statistics about home buyers and sellers.

According to NAR, the average number of homes home buyers see to make a buying decision is eight homes.

The sixth home Bob and Cindy saw was their dream home. We put together an offer to buy the house that day.

They offered full-price, then asked the sellers pay $15,000 toward Bob and Cindy's closing costs

A few minor items were negotiated, and the house was put "UNDER CONTRACT" in the MLS.

Bob's parents gave Bob $10,000 as a gift to be applied to their 3.5% down payment. Bob and Cindy had the remaining $5,750 down payment in the bank.

There were no extra funds required beyond the down payment because the seller's $15,000 closing costs credit was more than enough to cover Bob and Cindy's down payment.

Bob and Cindy took possession of their Woodbridge Virginia home in October of 2011. They hired painters to paint the house, and have new carpet installed before they moved into the house.

I popped by their home over the weekend, and they love their new home.
