There's nothing like the smell of a new home.
You get to choose your cabinets, counter tops, carpet color, wood floors, moulding packages, add extra light fixtures, etc.
Keep this in mind: The builder's sales agent is typically NOT a licensed Realtor, so he/she does not have to adhere to the same laws and ethics to which Realtors are held.

According to the National Association of Home Builders (NAHB) 74% of new home buyers engage the service of a Realtor as their buyer agent.
Your buyer agent can help you negotiate the best deal possible with a builder, and guide you through the options that add value at resale time vs the options that give you personal joy, but don't enhance the value of your home. An example of an option that does not add value at resale time would be a brick front.
Plus, builders often court Realtos, ask them to bring their home shoppers to their sites and offer extra incinitives such as free options and special financing.

How do I know?
First, I have taught seminars for new homes agents, showing them techniques that yield the highest prices from each customer.

Before you go out for an afternoon of new home shopping at builder model homes, obtain a stack of your Buyer Agent's business cards.
When the sales rep on-site asks you to fill our their Registration Card, just write down your name, leave your phone number blank, and tell the on-site agent to attach your Buyer Agent's card to the buidler's Registration Card.
