There's nothing like the smell of a new home.

You get to choose your cabinets, counter tops, carpet color, wood floors, moulding packages, add extra light fixtures, etc.

Keep this in mind: The builder's sales agent is typically NOT a licensed Realtor, so he/she does not have to adhere to the same laws and ethics to which Realtors are held.

Your buyer agent can help you negotiate the best deal possible with a builder, and guide you through the options that add value at resale time vs the options that give you personal joy, but don't enhance the value of your home. An example of an option that does not add value at resale time would be a brick front.

Plus, builders often court Realtos, ask them to bring their home shoppers to their sites and offer extra incinitives such as free options and special financing.
