Staged homes are so pleasant to visit...but you really never know what you will find when you tour short sale homes! Yesterday I took some clients to visit homes to find some rental investment properties. We had the surprise of our lives.
We had found a street in Battle Ground that had several homes that were vacant and were for sale. We started touring a couple of these homes, making notes as we went. My client is very savvy about building and problems that homes can face. He looks at the roof, the siding; under sinks...he's making notes for comparisons all the while. He then "pencils them out" so he can tell if he can purchase that home, pay the taxes and the insurance on it and still make a profit if he rents it out.
We found one that was a cute home, 3 bedroom and about 1300 sq ft. and it had just gone down in price from $160,000 to $145,000. Amazing! We decided we just had to get a look at this one! When we walked in, we noticed right away that the home had been damaged and stripped. O.k., in this bank-created-short-sale-world of ours...we expect that sometimes angry former home owners might do this stuff. We walked through the nice sized living room and on into the family room. There...in the family room was a whole built up stage for entertaining and a POLE for pole dancing!!! That was amazing!!! We were shocked to say the least. It blew our minds at first. But then, we laughed and then my client got up there and gave his best pose and smile for his wife to take a picture.
Thanks Banks...for making these poor people have to take on extra jobs for income!
