Melissa.... I concur. Job well done. But we don't want to tell all lenders about this program....  ;o)  Especially those that were stuck on those subprime loans, when their client might have deserved one of these loans instead.

Jeff....lol...This is why I provide a worksheet to my client showing options of different programs, loan amounts, payments, etc.  I want them to see the analytical process I go through for them to decide which is right for them.
