Here's a graph showing the Median List price vs. the Median Sold price on homes in Bellingham WA since Jan 2009. It's kind of interesting to see that while asking prices have clearly been dropping since Jan 2009, selling (sold) prices while still somewhat eratic are pretty maintaining in the same range. It is my theory that since the "Gap" or spread between the asking/list prices and selling/sold prices is on a reducing trend since about April 2010 we are headed for a period of increased activity.
