Duvall Commercial and Residential Update for March 29, 2009 -- Pet Peeve #2 - Incomplete MLS Listings

First, lets talk commercial.. it will be quick. The only thing to note is that one property updated because the listing agent changed offices and the listing went with her. That's it for commercial. Still lots of space empty.

On the residential side...

Not a lot whole lot of things going on via the MLS in Duvall this past week. Only 3 new listings, which I think is good. One of those is a realist of something that expired in December... so I think the agent/owner took the strategy of letting it stay off the market for 90 days, which resets the Days on Market in the MLS... and considering the weather, was probably a good strategy all around.

Another is a short sale "in-town" and it looks to be a pretty good deal at under $300K. Not a huge house, but still a nice price.

Which brings me to the last new listing and my pet peeve... Its been in the MLS 2 days and there are no pictures, no description, no agent remarks, etc. Agent... if you read this... you really should be fired! Come on! Its the first weekend of your listing and no one can see a picture or even get driving directions. What is up with that? Agents like this one give everyone who works hard a bad reputation. They even have all the designations that should indicate a good quality agent. I don't know what the deal is, but I find it annoying.

Beyond that, one local agent should be happy. He has 2 listings under contract. And, we should all be happy that one of the few bank-owned homes in the area is now sold/closed.

So, while not real busy, I think the fact that as much is going off the market as is coming on the market is an excellent thing.

Oh, and before I forget... there is a new rental on the market, which seems pretty good. over 2500 sf for $2400/month, in a nice neighborhood.
