Edgewood, WA February 2010 monthly home sales stats

Last month there was one home sale in all of Edgewood. This month is no different. One home sold in the entire month of February. What a dismal way to start 2010. Here are the details- The square footage was 5641. The $ per square foot was $145.36.

It was on the market 55 days.

The original list price was $855,000.

The list price at contract was $820,000.

The sold price was $820,000. The home was built in 1968 and sits on 11 acres of land. To copy last month... There are 50 homes for sale in Edgewood. That means based on the number sold, there was an absorption rate of only 2%. Anything under 45% is a buyer's market. If no other homes are offered for sale, it would take more than 4 YEARS for all the homes to be sold. That is NOT good news for Edgewood. Edgewood is a great community -close to shopping, freeways, services, etc. I can't understand why
