Edgewood, WA May 2010 monthly home sales stats
In May home sales in Edgewood stayed the same as last month- five sales. So the federal tax credit that expired April 30th did NOT create a big surge in home sales.
Here are the averages of the five sales-
The square footage was 3237. The $ per square foot was $135.17.
It was on the market 200 days. The shortest was 17 days; the longest was 375 days.
The average original list price was $411,860.
The average list price when a contract was received was $388,760.
The average sold price was $369,190.
Making the sales price percentage 89.64%.
The homes were built between 1972 and 2008. They ranged in square footage between 1068 and 5770. The lot sizes ranged from .35 of an acre to 2.05 of an acre.
The Highest sale price was $499,950 and the lowest sale price $235,000. There were 3 sales over $350,000 which hasn't happened in Edgewood in quite a while.
More home entered the market in May. This month there were an average of 60 homes for sale in Edgewood. That means based on the number of homes sold in May, there was an absorption rate of only 8%. (Anything under 45% is a buyer's market. 45-55% is a balanced market. And 55%+ is a sellers market) If no other homes are offered for sale, it would take about 12 months for all the homes to be sold.
