In June home sales in Edgewood increased to six homes. One more than last month.

The addresses of the 10 sales are-

Here are the averages of the six sales-
The square footage was 3172.
The $ per square foot was $130.97.
It was on the market 185 days. The shortest was 39 days; the longest was 578 days!!
The average original list price was $468,492.
The average list price when a contract was received was $443,425.
The average sold price was $431,167.
Making the sales price percentage 95.20%.

The homes were built between 1972 and 2007. They ranged in square footage between 1398 and 5268.

The Highest sale price was $880,000 and the lowest sale price $89,500. What a variance!

This month there were an average of 68 homes for sale in Edgewood. That means based on the number of homes sold in June, there was an absorption rate of only 8%. (Anything under 45% is a buyer's market. 45-55% is a balanced market. And 55%+ is a sellers market) If no other homes are offered for sale, it would take over 11 months for all the homes to be sold.
