So 3 short days ago, I hit the "submit" button on the listing for my own home.
That was the easy part. Our decision to sell coincides with our newly adopted empty-nester status combined with a desire to spread our investment dollars over a broader geographic area (yes, I mean a 2nd home in the SUN!). And, as a Realtor, if I'm going to take my own advice, we were planning on selling in the next one to 2 years, so I knew the best time was now.
That's the rational explanation.
Here's the emotional reality: After weeks of purging, cleaning, prepping, edging, staging, tweaking, storing, hiding (don't look under the beds), polishing, shining, repairing, and planting, I still am worried that we've missed something.
Are we priced too high?
Are we priced too low?
What if no one likes it?
What if someone does?
Should we have done "x"?
Would it have been better if we hadn't done "y"?
Not to mention the dogs and keeping things neat and tidy for showings and sinks gleaming and my desk bare (have you seen my desk before....trust me, I'm a piler!)
UGH!
The problem is, we don't have to sell. We want to sell. It makes it tough in a market like this, but again, being in the real estate field, I know if we want to sell within the next year or two, this is the best time, before rates begin to creep up.
Long story short, having your house on the market is a pain in the neck! Last night a client used a different body part while we were commiserating with each other but the message is the same. When our house is on the market, we have to be prepared for a littlea a healthy dose of inconvenience. Hopefully, by being vigilant with pre-list prep and ongoing maintenance of showing condition, the days on market will be lessened.
But don't get me wrong...I get it.
This is a pain in every sense of the word.
