Several months ago an agent in my office took a floor call from a woman who asked "Is anything in Maple Valley selling?" While we chuckled about the question, I know there are many Maple Valley residents who are wondering the same thing.
The answer of course is yes. It's not a big, high fiving, we-are-the-champions kind of YES!!!, but more of a relaxed "you-betcha". And you don't have to look all that hard to find them.
So as we head into the last month of 2008, I thought I'd answer the question, "What's Selling in Maple Valley right now?"
Since November 1, 27 single family homes listed through NWMLS have accepted contracts. (Pending status).
Of those 27, 19% are short sales (where the bank must give approval to accept less than what is owned on the home), 11% are bank owned properties and 15% are New Construction properties.
The lowest priced listing was $249,900 and the highest was $800,000.
Nearly 50% of the properties under contract were priced between $250,000 and $350,000.
With over 300 Active Listings on the market in our area and less than 10% of those being absorbed each month, it's going to take a while to move through that inventory. If you want to sell now, it's important to be the best. Best price, best condition.....it's got to stand out from the crowd.

Great post! I met a gal the other day to talk about selling her house, and that is exactly what she asked - is anything selling? Then as we chatted we got talking about her kids and their teachers and she mentioned a teacher of her daughters and I was able to say... I just sold her house!!! Wow, that was fun :)

My goodness. This market report could easily apply to much of my market. The home buying public's focus is foreclosures, short sales (even when they don't know what it means) and new construction.
The traditional move up home owner with a house to sell is not in the market because they owe more than their home will appraise, therefore, they are trapped in their home and will be for some time.
With any luck, you won't have any new homes come on the market (my Christmas wish) so that you can work through some of that inventory!
Do they say You Betcha in Washington? Or is that because so many people from the Midwest move there?
I did a rare thing this weekend -- put a contract into escrow for a buyer that was NOT a short sale NOR a foreclosure but a regular 92-year-old seller who ended up in the intensive care unit. (Thank goodness the home is owned in a trust -- I can say that because I don't know her.)
