
The Greater Seattle Real Estate Market
Market statistics are now available for March 2009. We had a great month
with
overall residential sales volume up 30% in King County & 55% in Snohomish
County,
compared to February 2009. The number of attached unit sales exceeded any
other
segment for both King & Snohomish counties, with a 45% increase in volume
in King &
a whopping 66% in Snohomish over Feb. ‘09. Existing homes sales were
strong as
well; volume up 38% in King & 27% in Snohomish County.
I truly believe this will be a trickle down effect on the Ocean Shores AND
entire North Beach markets! I don't have the latest stats, but I
personally am seeing many more Portland, OR. visitors and inquiries than
in the past.
The spring/summer type weather that has been showing itself (now & then)
has renewed some faith in me that we may have more than one season this
year! The "potential" buyers that I have managed to corral are very well
informed in ALL aspects of investing. The numbers show many have cashed
out their 401K's, retirement funds, annuities and non-blue chip stocks. Of
course, most of these people also have some $$ for a down and a good or
great credit rating. All this is a no brainer... so long as I get some ink
or blood on paper. The builders and investors in this town seem to have
listened to agents as to what things should be priced at to FINALLY sell.
I still have optimism, it's free AND about all I can afford at present!
BTW, thanks for the support from some of my peers, I appreciate ALL the
encouragement, advice, showings and much more!
On another note, please inform me if you are getting agents representing
buyers for our immediate market that are from as far away as Bellingham,
Spokane, the Eastside (abundantly) and ALL points in between... I
personally have done so much work for these agents that have not an idea
of what a LID is, setbacks for any lot, let alone waterfront, salt or
fresh, that most properties are IN the community club, etc.. I don't own
this territory, but I would not go into to an area that I had NO CLUE as
to the issues, market values, the varied neighborhoods Ocean Shores offers
and on and on! I recently did 95% of a P&S agreement for a VERY out of the
area agent, only to have it kick & THEN, she was upset I was listing a
relatives property in her FARMING area.... the nerve! PLEASE, any agents
that want to use my services, I AM a great referral agent! I certainly am
not trying to antagonize any other agents, but I feel STRONGLY that
neither of the fore mentioned situations does a buyer OR seller the
greatest service we should ALL provide.
Gotta run, I'm off to list ALL of Medina, Magnolia and Mercer Island tonight!
