If you are currently carrying a contract on a property you've sold, you might want to consider taking advantage of current market conditions and sell it now. Seasoned real estate contracts have become a very attractive investment alternative for many Private Investors whom are less inclined to make new loans now, but would still like to keep their money working. This could be a real bonus for you since there are now more dollars chasing fewer contracts, which equates to better pricing for you.
Another good reason why you might want to consider selling your note at this time is to free up the cash to make further investments in the real estate market. Due to the high number of foreclosures there are some real bargains to be had out there. Therefore liquidating your contract today might be a good idea. The time value of the "dollars" you have tied up in any contract at this time needs to be seriously considered.
