Over the years I have seen many incredible homes and many not so good homes. But this leads us to an important topic which is what is more momerable about your home, the good things or the bad? The answer is simple, When thinking of things you like and don't like, people have a stronger emotional reaction to negative things than to positive things.
An example is, I just showed a home to client and the upstaris was nice, decorated tastefully, nice ambiance with lighting upstairs all the things we wanted. Then we went downstairs to the partial basement which was cramed full of junk and smelled like cat pee. It was like two different homes. If I asked the buyer about that home they would remember the negative part with more emotion than the positive. I see this all the time.
So how do you use this? The first thing to do is think of the biggest turn offs your property has and try and turn them into something better or minimize them. You don't want to have all these nice things forgotten because of one area of your home.Strengths don't generally sell homes as much as weaknesses keep homes from selling.
