Welcome to ActiveRain, Dean, from a fellow KW agent! I didn't know they were going to make a seminar out of FLIP. I picked up a copy of the book at Family Reunion and it's packed with some great decision-making systems. I'm sure the seminar will be a lively one.
I think all flippers should be required to have a contractors licence.
Far too many people with no knowledge or skills doing it simply to turn a profit at any cost and usually the product stinks because of it. I bet there are lots of lawsuits because of it. I call it greed.
Requiring a contractors license is NOT a good solution. There is no practical way to discern a 'flipper' doing only 1 or 2 a year versus a homeowner that is just updating their property for sale. Both have a tendency to focus only on the cosmetics to save money.
Of course it is greed - not that that is a bad thing. Greed drives us all - I am sure that you did not happily overpay for your last car or carton of milk. Any desire to get your money's worth or to get a good value is also greed (I call it enlightened self interest).
The better solution is to encourage inspections in transactions. Also, people who are thinking of flipping should get educated (attend the seminar!).
