Home Inspection in Wenatchee, Chelan and Okanogan- Structural Pest Inspection

Structural pest inspections in the State of Washington are called- Complete wood destroying organism inspections.

Them little buggers!

What is that?

The State of Washington defines this as an inspection to determine evidence of infestation, damage, or conditions conducive for WDO's (wood destroying insects or organisms) with regards to the transfer, exchange or refinancing of any structure in Washington State.

Conducive conditions, what is that?

It is a condition that may lead to or enhance infestation of wood destroying organisms or insects (termites, moisture ants, carpenter ants, rot, and beetles).

Many things can fall under that terminology.

  • Earth in direct contact with wood (treated or not treated) or in adequate clearance between Earth and any wood or material subject damage by moisture.
  • Vegetation in direct contact with the exterior of the structure which may contribute to moisture or damage by WDO's.
  • Restricted or not functioning gutter systems.
  • Bare (no vapor barrier) or unapproved ground in substructures (i.e. crawlspace).
  • Standing water or evidence of seasonal standing water in a substructure (i.e. crawlspace).
  • Failed or missing caulk or grout at water splash areas (i.e. baths, kitchens, laundry areas or lower exterior walls).
  • Moisture from plumbing leaks, leaky roofs, lack of ventilation or other sources that may contribute to damage by WDO's.
  • Concrete against siding and trim.
  • Exterior soil graded towards the home
  • Conducive debris- (defined as any non-structural cellulose or non-cellulose materials that can provide food or habitat for WDO's.)

In general as a Home inspector/Structural pest inspector I am trying to find out areas where water can infiltrate or can condense in the structure/home. Most insects and organisms like higher moisture levels so controlling this will help limit the possibility of infestation by WDO's.

Water is the enemy for homes. Good for people, bad for wood and other building materials.
