Home Buyers.... Is it time?

I had to give a speech yesterday in my Toastmasters Club. I was a project with the specific objectives to persuade with power. The objective required you to try to persuade others to adopt your point of view, and to back up that point of view with stats. I normally reserve my Toastmasters for talking on a range of subjects, but I couldn't resist. We are working hard to persuade buyers that it's a great time to buy that I made this the topic of my speech. You see I really do believe it's a great time to buy. A home....that is. It is not a great time to buy a flip. So with that in mind her was my reasoning. I hope you all find it useful. First off, we are face 6 months worth of inventory in King County.

"Seattle house inventory averaged just over five months since the start of September 2007, compared with nine months in the Puyallup area; about 10 1/2 in the Bonney Lake and Snohomish areas; and 12 in and around Lakewood and Graham. All were under six months in the same period a year earlier except Graham, which was just under seven."

This glut of inventory gives buyers choices. Two and a half years ago buyers had to take what they could get, now buyers can be more discerning. With any luck move up buyers from 2.5 years ago can look around, find that they have the equity to sell and then buy what they really wanted.

My second point was on interest rates. Check out this article from 1993 A Rare Market 6.83% My broker can kick that rate right now. Sure it may be a bit harder to qualify...like you need to have steady income, good credit,etc. But shouldn't all homeowners?

My last and most important point of this Persuasive speech was that we arn't (Real Estate Agents) selling a house. We are agents that are selling a home. As the saying goes, a home is where the heart is. A home is a place of happiness & security, a place of past memories and future aspirations. I really and truly believe that. I want clients that are looking for a home.
