Based on NW MLS statistics, here is an update on real estate market in a few Seattle areas in June, 2010.
Sales and sale price increased in King County in June, 2010 as compared to June, 2009.

Active listings
Inventory decreased in the following areas (in percent):
26% in Northeast Seattle
25% in Queen Anne/Magnolia
17% in Eastside/West Of Bellevue
2% in Mercer Island
2% in Central/East Seattle
2% in Northwest Seattle
Inventory increased in the following areas (in percent):
20% in Downtown Seattle
Price of all available condos & homes in reported areas decreased by 4%.
In King County inventory decreased by 9% and price decreased by 13%.
Pending sales
Pending sales decreased in following areas (in percent):
51% in Northeast Seattle
45% in Northwest Seattle
8% in Eastside/West Of Bellevue
8% in Downtown Seattle
3% in Queen Anne/Magnolia
Pending sales increased in the following areas (in percent):
19% in Central/East Seattle
136% in Mercer Island
The price of pending sales increased by 16% in all reported areas.
In King County pending sales decreased by 34% and price increased by 14%.
Sales
Sales decreased in the following areas (residential, new construction and condos included) (in percent):
60% in Northeast Seattle
25% in Central/East Seattle
2% in Queen Anne/Magnolia
Sales increased in the following areas (in percent):
36% in Eastside/West Of Bellevue
49% in Mercer Island
288% in Downtown Seattle
No change in Northwest Seattle.
Sale price decreased by 6% although a few areas experienced an increase in sale price from 3% to 54% in June, 2010 as compared to June, 2009.
In King County sales increased by 11% and sale price increased by 1%
